— Property wealth becomes financial freedom

Property pension
for owners in Munich.

Turn the value of your Munich home into a lump sum, regular income or both. We compare the available structures and contractually secure any rights you wish to retain.

— How a property pension works

Unlock property wealth
without losing your home.

A Munich property pension converts illiquid residential wealth into money you can use. You decide whether liquidity today, lifelong income or continued occupation carries the greatest weight.

Where usufruct or a right of residence is retained, its present capital value is deducted from market value. Age, statistical duration, Munich rental value and the exact scope of the right all influence this figure.

Released funds can supplement retirement income, finance accessibility, create reserves or support family members. The right structure follows your plans rather than a standard package.

— Four property pension models

Four ways to turn property value
into retirement flexibility.

AI generated
Model N°01

Usufruct

The strongest way to sell a house and keep living in it: you keep full control over the property, only ownership changes. If life takes you elsewhere later, you may rent the house out and keep the income.

  • You still decide what happens in the house
  • Letting is allowed, the rent is yours
  • First rank in the land register, cannot be revoked
  • Payment tax free after ten years of own use

Model N°02

Right of residence

You simply want to grow old in your house and see as much money as possible. A right of residence does exactly that: no letting, but a noticeably larger amount in your account.

  • Higher payout than with usufruct
  • Right of residence at first rank in the land register
  • No lease, no rent, no increases
  • Compensation agreed for an earlier move

Model N°03

Sale and lease back

The full market price for the house while you stay on as a tenant under your own roof. Suitable for anyone already planning to move in a few years.

  • Purchase price at full market value
  • Lease for life, rent frozen for the whole term
  • Termination for personal use excluded
  • Full flexibility if you do move later

Model N°04

Life annuity

Instead of one large sum a fixed amount arrives every month for as long as you live, and living there stays free. If payments stop, a notarised right of rescission returns the house to you.

  • Fixed monthly payment, secured in the land register
  • Occupancy remains free of charge
  • Payment rises with the cost of living index
  • House returns to you if payments fail

— Questions from practice

Property Pension Munich: questions from owners

How does selling a house and staying in it work?

Ownership passes to a buyer while your lifelong right to use the house is entered in the land register at the same notary appointment. Only the name in the register changes; your daily life stays the same. The buyer deducts the value of your continued occupancy from the price and pays out the rest as a lump sum or in monthly instalments.

How much money is left for me?

Rule of thumb: value of the house minus the value of your continued occupancy, which follows the local rent and your age. For a house worth 850,000 €, a 70-year-old owner and a rental value of 3.8 per cent, roughly 420,000 € remain. The later in life you sell, the larger your payout.

Can the new owner ever put me out?

No. Your right ranks first in the land register and survives any change of owner, forced auction or insolvency of the buyer. Termination for personal use is legally impossible because you are not an ordinary tenant.

What is the difference between usufruct and a plain right of residence?

Usufruct lets you rent the house out, for instance if you later move in with your children or into care, and the rent belongs to you. A right of residence covers your own occupancy only, which is why the payout is noticeably higher.

Who pays for the roof, the heating and the property tax?

That is fixed in writing before you sign. Usually the new owner carries roof, façade, heating system and property tax, while you continue to pay electricity, water, heating costs and small repairs. This split decides how much of the proceeds really stays with you.

Is the payment taxable?

Usually not: anyone who has owned or lived in the house for ten years sells free of income tax. With a life annuity only the income portion is taxed, around 15 per cent when payments start at 70. Have your case checked before the notary appointment.
